Top Seeds Coffee

Top Seeds Coffee sits at 11 Corporate Avenue in a Rowville industrial estate off Stud Road, and it is more than a coffee counter: the venue roasts its own beans under the 1961 Coffee Roasters name and runs a Japanese kitchen behind the espresso bar. It trades weekdays from 7:30am to 2:30pm and closes on weekends, which fits the office-park rhythm around it.

The dog setup

Dogs are welcome at the outdoor tables by the entrance, on lead, while the indoor space stays people only. The concrete forecourt is roomy and calm compared with a busy shopping strip, so there is space to settle a dog without tangles. Staff generally put a water bowl out, but on a hot day it is worth asking when you order rather than assuming one is already out.

Worth knowing

The food schedule rotates through the week. Monday and Tuesday run an express lunch of Angus beef and chicken burgers with chips, and from Wednesday to Friday the Japanese menu takes over, with bento boxes and homestyle dishes from the Hayashi family kitchen from around 11am. Add the in-house roasted signature blend and a matcha latte and you have a genuinely different weekday coffee stop. Because it is an industrial estate, mornings are the calmest window.

Getting there and a walk to pair

Parking is free street-level, usually right out front, a short drive off Stud Road. Waterlea Reserve, with its wetlands and paths beside the historic Stamford Park Homestead, is about 1.5 kilometres away for an on-leash walk. For an off-leash run, Emerson Place Fenced Dog Park is roughly 2.8 kilometres away and fully fenced, with separate zones for lively and quiet dogs.
